BASEMENT BEDROOM

Bedrooms must have at least two electrical outlets or one electrical outlet and one permanently installed ceiling or wall light fixture. There must be at least one window and it must open and close properly if it was designed to open.

In addition to the general requirements for bedrooms, bedrooms in basements must have a proper egress window.
 
  • Windows should not be more than 44 inches above the floor and should have a minimum clear opening of 5.7 square feet.
  • Window wells with a depth greater than 44 inches below ground level must have a permanently installed ladder or steps.
  • If a bed is found in a basement room without an egress window the tenant will be required to take the bed apart and set the mattress up against the wall.
